Balboa Island in Newport Beach has two main sections to the island. The main island is the largest section and is where you will find a large majority of the homes found on this island. A small section called "little island" and pictured below to the right is connected by a small bridge and is home some amazing water front homes. For the most part these are homes are very similar and date back to the early 1900's and have lots of personality and charm to them.
Real Estate prices on the main island tend to be more expensive than the little island with current homes selling between $1.7 to $8.5 million dollars. This in comparison to the little island that currently has home listed between $3 to $4 million dollars. One of the reasons for this difference is the large number of water front homes that can be found on the Main Island. These homes also have large and more panoramic views of Newport Bay and the Balboa Pensinsula. Often these homes come with boat docks which also increases the value of the property. Bay Front homes facing the Balboa Pensinsula are the most desirable and currently start at $6.3 million dollars. Bayfront homes facing the city of Newport Beach currently start at $3.1 million dollars.
There are also many interior homes on the island that do not have this large of an asking price. It's not uncommon to find these homes under the $2 million dollar price point that offer a couple block radius to the water. These homes tend to be built close to each other but still retain the prime location in the heart of the Island. The Balboa Island is a great place to visit if you have never been there.
