Balboa Peninsula Newport Beach

The city of Newport Beach, California is rich in history and offers homes that date back to the early 1910's.  A large majority of these homes were built on the Balboa Peninsula Point which is a small stretch of land that occupies a three to four block radius between the sandy beach and the waters of the Newport Bay.  This is a high density area of Newport Beach with many smaller historic homes built close to each other. At the time these were built this was the premier neighborhood to live due to the close proximity to the Pacific Ocean.  Over the years many multi-unit condo buildings and larger estate homes were built in this area which makes it a very diverse community.  This is also a high traffic area due to the many vacation renters and beach goers

New Construction homes located by the beach are always high in demand and typically sell relatively quick if priced accordingly.  A lot of the newer construction homes coming on the market tend to be located in the Balboa Peninsula, Lower Newport Bay and the East Bluff Harbor View area of Newport Beach.  Real Estate prices for new construction homes will typically start in the mid $2.4 million dollar range and go as high as $6.5 million dollars.  The large majority of these properties are custom built properties that are not located in a brand new community but rather a well established Newport Beach neighborhood.

Balboa Island in Newport Beach has two main sections to the island.  The main island is the largest section and is where you will find a large majority of the homes found on this island.  A small section called "little island" and pictured below to the right is connected by a small bridge and is home some amazing water front homes.  For the most part these are homes are very similar and date back to the early 1900's and have lots of personality and charm to them.

One of the best places to find condos with boat slips in the Newport Beach area is the Newport Bay Towers. The condos were originally built in 1963 and sit on the Balboa Peninsula near the Balboa Fun Zone.  Select condos in the complex will have boat slips that can accommodate up to a 60 foot yacht. These bayfront condos are also some of the most affordable condos in Newport Beach and currently range from $1 to $2 million dollars.  The HOA includes water, gas, trash, sewer and basic satellite TV with homeowners association dues on average of $690 a month.  Some of the residents in the building have combined units to make one larger unit.

The Balboa Peninsula is one of the popular spots to be during the annual Christmas Boat Parade that happens every year in Newport Beach, California.  Beyond that, living on the water in this section of Newport Beach is unique to other water front areas in the city.  The Balboa Peninsula Point is located at the tip where the Newport Bay channel meets the Pacific Ocean.  For those who own a boat this is ideal and very convenient to head out to the Pacific Ocean.  For view purposes, a lot of the properties will have direct bay front views as well as ocean views.
