Ocean Blvd is a the premier ocean view street the run parallel with the Pacific Ocean in Corona Del Mar, California. The street starts around the China Cove beach area that is pictured below in the middle and continues along side the ocean near Corona Beach. The homes located on this street have some of the best vantage points for offering Pacific Ocean, Catalina Island, Main Channel and Newport Harbor views. These are also some of the most expensive real estate in the Corona Del Mar area with homes prices ranging from $10 to $35 million dollars.

The Sandcastle condo community is one of my favorite building for a number of reasons.  For starters, it's located in a prime area in the downtown section of Corona Del Mar.  First, the location is second to none. Located off Alvacado street which makes it way down to the beach from the Irvine Terrace community which is approximately 5 to 6 blocks away.  In the opposite direction, you are walking distance to Fashion Island shopping center which is world renown for it's high end shopping with big names like "Neiman Marcus" and "Bloomingdale's" to name a few.  Since you are located in the downtown area you are just steps away from the many unique shops and local restaurants that line Pacific Coast highway.

The Corona Del Mar spyglass area is located south of Pacific Coast Highway near Bayside Drive and is one of the best places to find both Newport Bay and ocean views as pictured below.  This location offers the best of both worlds since it's located very close to the beach and also close to the many shops and restaurants that line Coast Highway in Corona Del Mar.  The photo below was taken on 1st Ave near Avocado Lane and looks directly at the Balboa Peninsula with the bay on one side and the Pacific Ocean on the horizon.  Home prices in this area will start at $695,000 for a one bedroom condo and can go as high as over $21 million for a bluff front estate home.  Residentail single family homes are the norm here with home prices starting over $1.2

January has come to an end and the market has been very active in Newport Beach, California.  The majority of homes sales in Jan 2013 were between the $1,000,000 to $2,500,000 price point in Newport Beach.  The highest grossing sale was a four bedroom, 2,345 square foot ocean front home that sold for $3,350,000.  We have been reporting for some time now that some of the best oceanfront deals are to be found in Newport Beach as similar homes in neighboring towns like Laguna Beach and Dana Point have beachfront homes at much higher price points.  The lowest sale in Jan 2013 in Newport Beach was a probate sale in the Versailles condo building where a 2 bedroom, 2 bath condo sold for $275,000.  Versailles is a small complex where you can find condos under the

Irvine Terrace in Newport Beach has seen a very healthy number of sales in 2012.  Since January 01, 2012 there have been 10 properties that have sold in the Irvine Terrace community ranging from $1,200,00 to $5,200,000.  This averages out to selling at $953.50 a square foot.  It's important to note that all of these were non distressed sales expect for one bank owned property.  These standard sales show a healthy economy and will continue to grow strong in 2013.
