If you have every had the chance to fly out the John Wayne airport you know what a real treat it is compared to the hustle and bustle at LAX (Los Angeles Airport).  Many have asked about the homes that are within close proximity to the airport and the approximate range for these properties.  It's important to note that the city of Newport Beach on boarders the airpot at the very southern point where the 73 freeway runs through.  Homes directly adjacent to the airport will be located in the city of Irvine with the most notable neighborhoods of Central Park West that is located near the 405 freeway and Jamboree.  These condos are also located within a very short distance to the airport and one of the hottest neighborhoods in Irvine.

One of the newest & most exiting communities in Newport Beach is the Lido Villas community.  Anyone familiar with the Lido area of Newport Beach understands this is prime real estate next to the Newport Bay and the Lido Village filled with quaint shopping, restaurants and it's own historic theater.  The Lido Villas builder has elected to build 23 luxury townhouses near the water with current real estate prices starting just under $2 million dollars for a two bedroom, two and a half bath townhouse with 1,870 square feet.

The city of Newport Beach is filled with many luxury homes and condos that occupy some of the most expensive land in all of Southern California.  Due to the high cost of land many of these homes are limited on building square footage and don't have the necessary space for a guest casita.  There are a few places that we recommend starting your search that do have homes with a guest casita that has it's own entrance.

We currently are working with a client that is looking for a beach close property that is just steps to the beach, located in safe neighborhood, no homeowners association dues, near a Pier and within close proximity to great restaurants and shopping.  The budget is ideally around $1 million but willing to go up a little higher based on the perfect property.  While this sounds like a tall order we were able to find some properties that fit this criteria.  One of the currently listed properties that just came on the market is located in the popular Balboa Peninsula area of Newport Beach.  It's being advertised that the "property is also zoned for vacation rentals, Air B&B and VRBO" which is a big selling feature for those looking to buy a vacation home.

One of the best kept secrets in Newport Beach is the bay front and ocean view community of Newport Shores.  The neighborhood is located at the base of the Santa Ana River that forms a small bay front area that is located adjacent to the Newport Shores community.  Located between the bay and the Pacific Ocean is a natural preserve wetlands area that allows for unobstructed views from select homes in this tract.  Homes that are located facing the canal rarely come on the market for sale and are typically priced close to the $2 million dollar range.

Irvine Terrace is a popular Newport Beach community located in the plush Corona Del Mar area.  It is considered one of the more desirable neighborhoods due to it's prime location that overlooks the Pacific Ocean with Catalina Island and sunset views. Due to larger lot sizes in this community it's not uncommon for homes in this area to have their own private swimming pool and spa.  The homes were originally built in the 1950's and secondary beach homes with many of the original style homes still exist to this day.  Many of have remolded or torn down these older homes and built brand new construction homes in it's place to take advantage of the views and add extra square footage with modern amenities.

The newly released Bravo TV show "Real Estate Wars" features two teams that compete for business in the Orange County area of Southern California. The two teams are lead by John McMonigle and Jo Jo Watson in which they often fiercely go after the same seller who wants to sell a home here by the beach.  One of the properties featured was a luxury Newport Beach home located directly on the sand in the Balboa Peninsula area.  This appeared in Season 1, episode 2 where Jo Jo's Team member Kylie Mccullough secures an ocean front beach home and lists it for $10,800,000.  The agreement of the listing was based on Kylie finding two side by side properties on the beach as the replacement property.  The home officially went on the market last summer on July 18th,
