The city of Newport Beach is filled with many luxury homes and condos that occupy some of the most expensive land in all of Southern California. Due to the high cost of land many of these homes are limited on building square footage and don't have the necessary space for a guest casita. There are a few places that we recommend starting your search that do have homes with a guest casita that has it's own entrance.
The best place to look for homes with a guest casita is on Balboa Island in Newport Beach. There are a good number of homes located here that are considered duplex properties which means having the main living house located in the front and a detached house behind it. It's very common for most owners on Balboa Island to live in the front house and rent out the back house. Since these are detached casitas it would also be perfect for extended family members or teenage kids. The biggest hurdle is the cost of real estate as most homes in this community will start around $2 million dollars.
Another great place to look is in the Balboa Peninsula area of Newport Beach. These are homes that sit between the Pacific Ocean and the Newport Bay which truly represents the beach lifestyle in Newport Beach. Similar to Balboa Island, you will find a good mixture of residential homes, duplex properties and townhouses. There are many smaller homes that have two houses located on one lot which is ideal for offering a guest casita. Real Estate along this strip of land is not as expensive as Balboa Island but homes with a guest casita will still command a premium in price. This is especially true if the home is located on the water front.
One not so common place to look is the Bluffs community in Newport Beach. For the most part, this neighborhood does not offer homes with a guest casita but we were able to find one that does. 556 Glorieta, Newport Beach is a one story 3 bedroom homes homes that comes with a one bedroom casita with it's own private entrance. It's currently listed at $1,499,999 and has been on the market for 5 days. The house has been recently remolded with nice hardwood flooring, vaulted ceilings, new windows and a nice open floor plan.
