Real Estate prices have really gone up since the big dip on 2008 as it's getting hard to find any properties in the Newport Beach area for under $500,000.  There are still a few select neighborhoods that offer these low prices if you know where to look.  These will be residential condos as detached single family homes in Newport Beach on non leased land currently start at $855,000.   Here is a quick guide to start your real estate search in Newport Beach.

One of the newest communities in Newport Beach is the waterfront complex known as Vue.  Located at the beginning of the Balboa Peninsula is a collection of waterfront condos that overlook the Newport Bay and the Lido Peninsula.  The residential site plan calls for a total of 27 luxury condos with 16 water front view units with the remainder of the units located facing the street with some views of the Pacific Ocean.  The condos in the Phase I release currently range from 2 to 3 bedrooms and from 1,762 to 2,161 square feet with all units ranging from 1,750 to 3,050 square feet. There are several condo communities that are located within walking distance to Hoag Hospital in Newport Beach that consist of Newport Crest, Villa Balboa and Seawind condos.  In addition to these neighborhoods is the only gated condo community that is located adjacent to Hoag Hospital is the gated community of Versailles.  The Versailles is an iconic complex in Newport Heights that dates back to 1971 when the home builder developed this condo community.

Beyond the traditional ways of buying a home where you make an offer, get it accepted, close escrow and then move into a home is the Life Estate.  A Life Estate is a legally binding contract that allows the current owner to live in the house even after the property is sold.  This turns to be a good deal for the owner but not such a good deal for the one who is buying the property.  This has recently been made news headlines with the sale of the Playboy Mansion in Los Angeles where the current owner, Hugh Heffner, wishes to stay in the house until he dies.

The Versailles building in Newport Beach, California has a few select condos that can offer wonderful sea views of the Pacific Ocean.  The approximate location is adjacent to the Hoag Hospital and Superior Avenue which leads down to the beach.  This is an older complex with one story units that were built in the early 1970's.  There many individual buildings that are within the Versailles community that are three stories high with condos located on each floor.  There is a nice central courtyard and gated patrol at the entrance of Versailles with a very distinctive Italianate architecture.

One of the unique things seller's are doing in today's Newport Beach Real Estate market is condo conversions.  The process entails taking a multi-family duplex style property and converting them into individual condos.  By doing this the total property value of the property typically increases as two stand alone condos are normally worth more than one duplex building.  This is not an easy task by any stretch of the imagination but the benefits often make the process very worthwhile and profitable.  The entire Newport Towers building located on the Newport Bay recently went through the condo conversion process as well and turned all of the units into individual condos.

Newport Bay Towers offers an opportunity for those looking to live near the water and Pacific Ocean in Newport Beach.  Ideally situated between the sandy beach and the Newport Bay are the Newport Bay Towers.  This four story building offers a wide variety of views with a two central courtyards that offer a nice community pool as pictured below.  The building is a secure gated complex and has a nice roof top deck area.

Newport Crest is a luxury condo complex located in the beach close neighborhood of Newport Heights.  The complex is ideally situated at the top of Newport Heights and offers amazing views of the Pacific Ocean.  The condos offer great value for the money with condos starting in the mid $600,000 and ocean view units starting in the mid $800,000 range.  For the most part these are three to four bedroom units with some smaller 2 bedroom units available as well.  They average around 1,600 square feet and lease as rentals between $2,600 to $3,600 a month.

Buyers looking for ocean view condos should look for units located on Columbia, Swift, Encore streets as these are the best streets that offer views of the ocean.  Interior units are also very nice and
