The Newport Beach real estate market saw several properties sell for over the $15 million dollar price point with the top three highest sales consisting of properties located right next to the water in the Linda Isle and Balboa Peninsula neighborhoods.  These included luxury bay front homes as well and beach front properties located next to the sandy beach.  It's been a crazy year in real estate that was a total switch as what we experienced in 2021.  We no longer see multiple offers on a lot of properties and homes are typically staying on the market longer than we have seen in several years.  The higher end market for prime properties is still seeing home sell within one to two months if priced correctly.  The top 3 highest sales this year in Newport

One of the hidden gems for finding residential condos in Newport Beach is a small community called Villa Siena.  The location is right across the street from the Newport Harbor High School and just minutes to the waters of the Newport Bay and the beach.  What I love about this community is that is still possible to buy a condo near the beach for under $1 million with a total of 15 condos located here.  There is currently a two bedroom split level home that is on the market for $899,000 which features an approximate 1,025 square feet with a very light and bright kitchen with additional features like an interior laundry area and a 2 car underground parking spaces.

Bayview Terrace is a very nice gated community that is probably one of the best kept secrets when looking for a home.  The neighborhood has always had very attractive real estate prices when compared to similar type neighborhoods throughout Newport Beach no matter if you are looking to buy or to rent a home here.  The location is right next to the Newport Back Bay and the 73 Freeway which really makes it a very convenient place to live.  Over the past 5 years there has been approximately 30 rental properties that have come on the market for lease here, so basically 6 homes a year.  The large majority of these are the 3 bedroom floor plans with some 2 bedroom, 2 bath condos mixed in there as well.  About 5 years ago it was not uncommon to find a rental

Real Estate prices in  Newport Beach have gone up so much in the last several years that it's been really hard for those buying a home for the first time.  We still have seen some really good investments that have come on the market this year so it's still not impossible to find a good starter home.  There are some of the places we recommend looking when first starting to think about buying a home.  We always recommend starting with what your budget will allow and then work your way up.  If that means starting with a smaller condo then that typically is the best way to go.
