Doing a 1031 exchange can be very stressful due to the time constraints you have to locate and close on a property.  The times frames are basically 45 days to identify up to 3 properties and then to close on one of those with 180 days after closing escrow on the previous property.  I have gone through this process several times and it can be really crazy during those 45 days in trying to locate the perfect exchange property.  There are several homes throughout the Newport Beach area that are being marketed by the owners real estate agents as potential 1031 exchange properties.  Of course, a real estate agent can say a property is a good investment but ultimately it's up to the buyer to determine this.

If you have every had the chance to fly out the John Wayne airport you know what a real treat it is compared to the hustle and bustle at LAX (Los Angeles Airport).  Many have asked about the homes that are within close proximity to the airport and the approximate range for these properties.  It's important to note that the city of Newport Beach on boarders the airpot at the very southern point where the 73 freeway runs through.  Homes directly adjacent to the airport will be located in the city of Irvine with the most notable neighborhoods of Central Park West that is located near the 405 freeway and Jamboree.  These condos are also located within a very short distance to the airport and one of the hottest neighborhoods in Irvine.

Many home buyers go through the trouble of having to buy furniture for a home after the successfully purchase a home.  If you have ever gone through this process it can be very time consuming and very expensive.  This is especially true for large square footage homes or modern homes that require a certain type of furniture.  There are several Newport Beach owners who are now offering their homes furnished with the sale of their home.  This comes in a wide range of properties that start with a two bedroom condo in the Big Canyon Mclain community and is listed for $679,000 and comes fully furnished per inventory.  There are actually 10 properties currently on the market sale right now in Newport Beach that are being offered with furnishings.

One of the top neighborhoods in Newport Beach is arguably the One Ford Road community.  Nestled near the Back Bay Area of Newport Beach is a very exclusive guard gated community with a variety of individual neighborhoods that offer their own unique style of architectural homes.  What many new visitors to Newport Beach have been electing to do lately is to rent in neighborhoods like One Ford Road to get a feel for living here before they invest in purchasing a home.  This is especially true when market conditions show that the real estate market may be due for a market correction in the next year or two.  Renting a home is a smart thing to do right now in real estate and there is no better place than One Ford Road.

We had a client recently contact us looking for a one story home in the Jasmine Creek neighborhood.  Jasmine Creek is a wonderful gated community in the Corona Del Mar area that is filled with one and two story homes.  The single level properties in this community don't come on the market that often so it's kind of rare to be able to find one available for sale.  They do come on the market from time to time so It's possible to be able to find them.  We also did a search of past one story homes that were on the market that did not sell and were able to locate a couple of properties this way.  Both of these owners said they would be open to selling and offered us a private showing for our client.

One of the newest & most exiting communities in Newport Beach is the Lido Villas community.  Anyone familiar with the Lido area of Newport Beach understands this is prime real estate next to the Newport Bay and the Lido Village filled with quaint shopping, restaurants and it's own historic theater.  The Lido Villas builder has elected to build 23 luxury townhouses near the water with current real estate prices starting just under $2 million dollars for a two bedroom, two and a half bath townhouse with 1,870 square feet.
