Doing a 1031 exchange can be very stressful due to the time constraints you have to locate and close on a property.  The times frames are basically 45 days to identify up to 3 properties and then to close on one of those with 180 days after closing escrow on the previous property.  I have gone through this process several times and it can be really crazy during those 45 days in trying to locate the perfect exchange property.  There are several homes throughout the Newport Beach area that are being marketed by the owners real estate agents as potential 1031 exchange properties.  Of course, a real estate agent can say a property is a good investment but ultimately it's up to the buyer to determine this.

We had a client recently contact us looking for a one story home in the Jasmine Creek neighborhood.  Jasmine Creek is a wonderful gated community in the Corona Del Mar area that is filled with one and two story homes.  The single level properties in this community don't come on the market that often so it's kind of rare to be able to find one available for sale.  They do come on the market from time to time so It's possible to be able to find them.  We also did a search of past one story homes that were on the market that did not sell and were able to locate a couple of properties this way.  Both of these owners said they would be open to selling and offered us a private showing for our client.

One of the newest & most exiting communities in Newport Beach is the Lido Villas community.  Anyone familiar with the Lido area of Newport Beach understands this is prime real estate next to the Newport Bay and the Lido Village filled with quaint shopping, restaurants and it's own historic theater.  The Lido Villas builder has elected to build 23 luxury townhouses near the water with current real estate prices starting just under $2 million dollars for a two bedroom, two and a half bath townhouse with 1,870 square feet.
