One of the recent occurrences that has happened in the last year due to the COVID vaccine in the trend for more homes to have private gyms.  This started soon after the stay at home order that occurred in April 2020 when many were forced to stay inside their homes and not be able to visit their local gym.  This lead to a large number of homeowners buying some kind of gym equipment to help them stay in shape.  The pandemic has resulted in more families having a dedicated space in their home or garage for some kind of gym or fitness area.  Of course, some of the more expensive and large estate homes have always had this feature inside their homes as it's a big selling item when they go to sell.

Newport Shores is a great neighborhood that is located just a few blocks to the beach.  If you love mid-century modern style homes you will love this community that predcimantley features properties built in the mid 1960's.  This is also a great place to find long term rentals as many owners in this community offer their homes up for annual leases of a 12 month term.  This is a very popular rental area due to the close proximity to the beach and typically large inventory of available homes for lease.  There are many great restaurants located within a short distance from this location and many residents enjoy riding their beach cruise down to the Newport Pier along the boardwalk.

One of the best kept secrets in Newport Beach is the bay front and ocean view community of Newport Shores.  The neighborhood is located at the base of the Santa Ana River that forms a small bay front area that is located adjacent to the Newport Shores community.  Located between the bay and the Pacific Ocean is a natural preserve wetlands area that allows for unobstructed views from select homes in this tract.  Homes that are located facing the canal rarely come on the market for sale and are typically priced close to the $2 million dollar range.
