One of the recent occurrences that has happened in the last year due to the COVID vaccine in the trend for more homes to have private gyms.  This started soon after the stay at home order that occurred in April 2020 when many were forced to stay inside their homes and not be able to visit their local gym.  This lead to a large number of homeowners buying some kind of gym equipment to help them stay in shape.  The pandemic has resulted in more families having a dedicated space in their home or garage for some kind of gym or fitness area.  Of course, some of the more expensive and large estate homes have always had this feature inside their homes as it's a big selling item when they go to sell.

Newport Shores is a great neighborhood that is located just a few blocks to the beach.  If you love mid-century modern style homes you will love this community that predcimantley features properties built in the mid 1960's.  This is also a great place to find long term rentals as many owners in this community offer their homes up for annual leases of a 12 month term.  This is a very popular rental area due to the close proximity to the beach and typically large inventory of available homes for lease.  There are many great restaurants located within a short distance from this location and many residents enjoy riding their beach cruise down to the Newport Pier along the boardwalk.

Newport Shores amenities include a very nice community pool, tennis court,

One of the best kept secrets in Newport Beach is the bay front and ocean view community of Newport Shores.  The neighborhood is located at the base of the Santa Ana River that forms a small bay front area that is located adjacent to the Newport Shores community.  Located between the bay and the Pacific Ocean is a natural preserve wetlands area that allows for unobstructed views from select homes in this tract.  Homes that are located facing the canal rarely come on the market for sale and are typically priced close to the $2 million dollar range.

Real Estate prices currently start at $1,499,998 for a four bedroom, three bath home with 1,951 square feet of living space.  There is one lower price home that is on "hold' status and priced at $1,100,000.

As the market continues to change in Newport Beach one thing is true that the deals are becoming harder to find as the bottom of the real estate market has passed us.  Local media outlets have reported that the Newport Beach Real Estate market is now on an upswing which is causing many home buyers who were on the fence to get out and start looking at properties.  Interest Mortgage rates are still low making this the perfect storm for locating a home.  Currently, the inventory of homes is at a very low point making it even more difficult to find the "good deals."  When looking for well priced homes we always recommend distressed properties.  In the last several years the common thread for most home buyers is finding the nicest home for the lowest price.

If you have been thinking about investing in Newport Beach Real Estate in 2012 you are not alone.  The real estate market has seen a lot of ups and downs in the last 5 years and many wonder if we are at the bottom of the market?  The Newport Beach Real Estate market is unique to it's own as many Newport Beach home owners pay all cash or a large sum down when purchasing a home.  The result of this habit is the lower number of distressed properties on the market.  In fact, in 2008 when the rest of the country started to go down, the Newport Beach Luxury Real Estate market saw some of the highest sales and seemed to be sheltered from the mortgage fall out.  There is no doubt that we have seen a decrease in prices in Newport Beach but we are starting to see a
