The Newport Beach real estate market saw several properties sell for over the $15 million dollar price point with the top three highest sales consisting of properties located right next to the water in the Linda Isle and Balboa Peninsula neighborhoods.  These included luxury bay front homes as well and beach front properties located next to the sandy beach.  It's been a crazy year in real estate that was a total switch as what we experienced in 2021.  We no longer see multiple offers on a lot of properties and homes are typically staying on the market longer than we have seen in several years.  The higher end market for prime properties is still seeing home sell within one to two months if priced correctly.  The top 3 highest sales this year in Newport

One of the more popular gated neighborhoods to find rental homes near the water is the Bayshores community.  This is a very small but elegant water front community with some beautiful bay front homes.  The activity of available rental properties over the past several years has been really good with a nice selection of furnished and unfurnished homes to choose from.  There tends to be two types of lease terms for homes located here.  First, since the homes are located so close to the water and located in a very desirable location you will find some properties being offered on a short term basis.  The typically come fully furnished and offered on a monthly basis.  The other types of properties will be your standard 12 month lease to start and come

Newport Beach is a wonderful place to find water front properties as the Newport Bay touches many areas of the mainland.  One such neighborhood is called "Balboa Coves" and is located in the most northern section of the bay near Pacific Coast Highway and the Balboa Peninsula.  Many are not aware of this community since the area is very small but offers homes that sit adjacent to the water.  One of the perks of living here is having a private boat slip that often can handle a boat up to 35 feet.  Some of the first homes were built here in the late 1940's with a large majority of them built in the 1950's.  These are classic beach style bungalow homes that just happen to sit next to the bay which also offers a small sandy beach area.

The Bayshores community is located on the north side of the channel as Pacific Coast Highway crosses over the Newport Bay.  Within this gated community is approximately 249 homes with a small percentage of 14 homes that are actually located directly on the bay front.  These water front homes are simply stunning and can have views of the neighboring communities of Linda Isle, Harbor Island and Lido Island which are also surrounded by the Newport Bay.  During the annual Newport Beach Boat Parade these homes have one of the best vantage points for watching the boats come and down the channel.

The Lido Island community in Newport Beach offers a unique location in the middle of the Newport Bay.  The Bay surrounds the entire island with access to the island from a small bridge from the main land of the Balboa Peninsula.  There is a large mixture of homes found here from luxury bay front properties to interior homes that have no views.  This is considered one of the most desirable neighborhoods from it's prime location and accessibility to the water, especially for those who have boats and yachts.  Homes in this area start at just over $1,700,000 for an interior four bedroom home that offers 2,450 square feet of living space.  Water front properties start at just under $4.6 million and currently go as high as $10,950,000. 

As we enter into the first day of 2015 it's important to look at the previous year sales.  In 2014, Newport Beach was home to some iconic home sales with 5 homes selling over the $10 million dollar price point and a total of 857 sales for the entire year.  One of the biggest sales was the legendary 12 Bay Island home located at the tip of Bay Island which sold for a record $17,225,000 on 11/26/2014.  The home had been on the market for over a year and was originally priced at $21,900,000.  For those who have been in the Newport Harbor this is the single most impressive property that occupies the entire tip of the island which is home to only 12 homes.  The estate featured five bedrooms, five baths with 5,415 square feet of living space according to the

Balboa Island in Newport Beach has two main sections to the island.  The main island is the largest section and is where you will find a large majority of the homes found on this island.  A small section called "little island" and pictured below to the right is connected by a small bridge and is home some amazing water front homes.  For the most part these are homes are very similar and date back to the early 1900's and have lots of personality and charm to them.

Real Estate prices on the main island tend to be more expensive than the little island with current homes selling between $1.7 to $8.5 million dollars.  This in comparison to the little island that currently has home listed between $3 to $4 million dollars.  One of the reasons for this

Linda Island or often referred to as Linda Isle is a bay front community in the Lower Newport Bay area of Newport Beach.  This section of the bay heads out to the Pacific Ocean as it passes by Harbor and Balboa Island.  Situated on the ocean side of Pacific Coast Highway is this premier gated community.  Main of the homes have boat slips with home that normally have around 45 feet of bay frontage.  There are homes located on both the interior and exterior section of the community with interior homes have views of only the bay within the community.  Homes located on the western exterior section of Linda Isle will have what they call "main channel views."

Harbor Island is a unique place and home to only 30 properties that occupies two sides of the Newport Bay.  Homes located on the interior part of the bay have nice water views and come with attached boat docks as pictured below.  The Island is comprised of just one single street that end at a cul-de-sac with every single home sitting directly on the water.  As you drive down the street homes on the right hand side will have the interior views of the bay and homes on the left hand side will have more panoramic views of the Newport Bay.  Homes located at the very end of the cul-de-sac and the tip of Harbor Island have the most sensational 180 degree views of the Bay.

Bay Island is one of the smallest islands in the Newport Harbor and home to 23 luxury bay front homes as pictured below.  Homes rarely come on the market in this community due to the low number of homes on the island.   Currently there are four homes up for sale with the highest listing at $21.9 Million dollars.  A new Bay Island home has come on the market this week with a price tag of $6,695,000.  The home was built in 1930 and has recently been restored and modernized in 2004 while still keeping the original charm and character of the home.
