The Newport Beach real estate market saw several properties sell for over the $15 million dollar price point with the top three highest sales consisting of properties located right next to the water in the Linda Isle and Balboa Peninsula neighborhoods.  These included luxury bay front homes as well and beach front properties located next to the sandy beach.  It's been a crazy year in real estate that was a total switch as what we experienced in 2021.  We no longer see multiple offers on a lot of properties and homes are typically staying on the market longer than we have seen in several years.  The higher end market for prime properties is still seeing home sell within one to two months if priced correctly.  The top 3 highest sales this year in Newport

We had a client call into our office this morning requesting more information on a rental property located in the Granville Newport Beach community.  This is one of my favorite neighborhoods that's located near the Fashion Island shopping center and offers top notch security with a 24 hour guard gated entrance.  Rental properties are very rare to come on the market here with only 21 homes have leased in our multiple listing service in the last 16 years with only 3 homes in the last 7 years.  One of the reasons for this low supply is that the large majority of properties here tend to be owner occupied as well as the community being very small to start with.  All of the homes are located on one street called "Granville Drive" which starts at the gated

Bayview Terrace is a very nice gated community that is probably one of the best kept secrets when looking for a home.  The neighborhood has always had very attractive real estate prices when compared to similar type neighborhoods throughout Newport Beach no matter if you are looking to buy or to rent a home here.  The location is right next to the Newport Back Bay and the 73 Freeway which really makes it a very convenient place to live.  Over the past 5 years there has been approximately 30 rental properties that have come on the market for lease here, so basically 6 homes a year.  The large majority of these are the 3 bedroom floor plans with some 2 bedroom, 2 bath condos mixed in there as well.  About 5 years ago it was not uncommon to find a rental

One of the top gated communities in Southern California is arguably the Pelican Hill and Pelican Crest neighborhoods.  Living in either of these communities really makes a statement as they feature so of the most expensive homes found in Orange County, California.  Real Estate prices currently range from $12,500,000 to $45,000,000 with a large number of sales in the last several years and there are several reasons for the popularity of this community.  One of the biggest selling points is it's location that arguably has some of the best ocean views in all of Orange County.  The views can be truly breathtaking with a combination of both ocean and golf course views.  Some of my favorite views from this location is actually the view of the Newport Bay

The Harbor Cove Newport Beach community features two separate neighborhoods located within the 24 hour guard gates known as Harbor Cove Promenade and Harbor Cove Palisades. Both communities were built in the mid 1990's as semi-tract style homes.  Built in the Spanish architectural style and offer large square footage homes that are ideal for the growing family.  The Palisades neighborhood tends to be more expensive and have slightly larger homes with the biggest home at 4,000 square feet.  This is in contract to the Promenade neighborhood that features homes up to 3,364 square feet.  All of the residents who live here share the same community pool, spa, barbecue and picnic area.  The rooms in both of these neighborhood homes tend to be generous in size

The Harbor Cove gated community in Newport Beach features two communities located adjacent to each other and known as Harbor Cove Palisades and Harbor Cove Promenade. The location is really ideal and within short proximity to the world class Fashion Island shopping center as well as Balboa Island. The Harbor Cove homes were built by Standard Pacific and offer very nice two story Spanish style homes that were built just under 20 years ago. The homes are very understated and offer high ceilings, gated courtyards and floor to ceiling windows.

The Harbor Point community is located near the Fashion Island shopping center in Newport Beach, California.  This is a small gated community of 20 luxury estate homes that feature well over 3,200 square feet of living space.  The neighborhood is ideally located just off Macarthur Blvd and San Miguel Dr and is an easy walk to the Corona Del Mar shopping district filled with resturants, small boutique stores and just blocks to the beach.  Homes in this area can have very nice ocean and Catalina Island views and are typically located on large lots.

The Granville Newport Beach community is a great place to find golf course views condos in the center of Newport Beach, California.  Located next to the Newport Beach Country Club golf course with distant views of the Pacific Ocean the guard gated community of Granville is extremely private with no neighboring communities.  The homes are located on a single loaded street that ends on a small cul-de-sac location.  All the condos sit next to the golf course with various golf and ocean views.

The Harbor Ridge Crest neighborhood is a small pocket of homes located next to the San Joaquin Reservoir in the Harbor Ridge area of Newport Beach.  Harbor Ridge is a guard gated neighborhood that is well regarded as one of the most exclusive gated communities in the central part of Newport Beach.  Many of the Crest homes have reservoir views which is often referred to as a "lake-like" formation.  Over the last four months the water level has dropped significantly and has lost almost half of what is used to store.  If you look at the photo below of the Reservoir that original water line early this year was right up to the white mark.

Belcourt Terrace is a very nice gated community located in the high end neighborhood of Belcourt in Newport Beach.  This is a residential condo community that features two story townhomes that are located behind the guard gate of Belcourt.  The condos are located on a circular street that surround a beautiful pool and pool area as pictured below.
