One of my favorite things to do is look at new construction homes that come on the market for sale.  I know others enjoy this same energy no matter if you are looking to buy a home or just looking for design ideas for your own home.  Newport Beach has a wide selection of new construction properties that are available for sale at any given time.  Unlike other cities like the neighboring city of Irvine, most of the new construction homes are not located in a planned community, rather they are individual properties that are typically built by a spec builder or real estate developer who is building a single home in any given community in Newport Beach.  One exception to this would be the Crystal Cove community in Newport Coast which is currently offering

The Irvine Terrace community is considered one of the top neighborhoods in the Corona Del Mar area of Newport Beach due to it's prime location that overlooks the water.  It also enjoys a short distance to Fashion Island shopping center as well as Balboa Island which are some of the most visited places in the area.  If you have ever driven through the Irvine Terrace community then you would know this neighborhood is very carefully planned out with a lot of Contemporary, traditional and Bungalow style properties.  Due to the higher price points select properties are being completed remolded or completely rebuilt as a brand new construction home.  Often times these will be done in the Modern architectural style which is currently in very much in high demand

Newport Beach is one of the most expensive beach towns in Orange County and finding a new construction home can run several million dollars if you want to live near the beach.  One of the most affordable options for newer construction homes is the Ebb Tide community.  The location is situated on the border of Costa Mesa & Newport Beach which allows for a much lower price point then if you were located near the water.  The homes were built starting in 2017 which feature 3 to 4 bedroom homes with the largest homes over 2,200 sure feet. Balboa Island is well known for it's historic homes located on the small island in the city of Newport Beach.  Many of these homes were built in the early turn of the century with an emphasis of homes built in the 1920's and 1930's.  Most of the island has been developed with very few vacant lots available.  That's why it's very stocking to see new construction homes come on the market here.  A new listing has just come on the market that fits that profile and was newly built in 2017.  It features a total of 4 bedrooms, one and three half baths with 2,318 square feet of living space.  Lot sizes on Balboa Island are very small as this one spans 2,550 square feet.  Most of the homes here are linear with this home offering three levels of living space.

The Echo 56 tract is one of the newest neighborhoods in the city of Newport Beach which offers luxury attached homes with three floor plans to choose from.  The biggest selling point for this community is the prime location that's just steps to the sandy beach.  Seashore Drive is a prominent street on the north side of Newport Beach that has it's own unique style and personality.  It's much different than other parts of Newport Beach and has a true east coast beach feel to it.  Many of the homes are located close together but celebrate the very close proximity to living by the beach.  Homes in Echo 56 were first available last year and currently offer a few select properties for sale.

New Construction homes located by the beach are always high in demand and typically sell relatively quick if priced accordingly.  A lot of the newer construction homes coming on the market tend to be located in the Balboa Peninsula, Lower Newport Bay and the East Bluff Harbor View area of Newport Beach.  Real Estate prices for new construction homes will typically start in the mid $2.4 million dollar range and go as high as $6.5 million dollars.  The large majority of these properties are custom built properties that are not located in a brand new community but rather a well established Newport Beach neighborhood.
