The Versailles building in Newport Beach, California has a few select condos that can offer wonderful sea views of the Pacific Ocean.  The approximate location is adjacent to the Hoag Hospital and Superior Avenue which leads down to the beach.  This is an older complex with one story units that were built in the early 1970's.  There many individual buildings that are within the Versailles community that are three stories high with condos located on each floor.  There is a nice central courtyard and gated patrol at the entrance of Versailles with a very distinctive Italianate architecture.

The Villa Balboa is a great place to find an ocean view condo in the heart of the Newport Beach area.  This complex is very large with a total of approximately 60 units.  The building itself has many angels and offers a wide variety of views that include the Newport Bay, Ocean and Catalina Island.  The large majority of condos in this complex do offer some kind of a view with ocean view condo prices currently starting at just over $400,000 for a simple one bedroom unit that cover just a little over 1,100 square feet.  Luxury condos like the one pictured below will have a more panoramic view of the ocean and city lights and will normally command a premium in price.  Expect these large units to be priced anywhere from the mid $700,000 to well over $1

One of the best locations when looking for condos near the beach in Newport Beach is the Villa Point condos.  Villa Point is ideally located at the corner of Jamboree Road and Pacific Coast Highway that's just on the outskirts of Balboa Island.  This beach close location and association amenities have made Villa Point one of the top choices when looking for a condo under $500,000.  In the last 6 months we have seen several condos sell in the Villa Point area from $387,500 to $725,000 which makes the current inventory of condos a really great deal.  Currently, there are three Villa Point condos for sale with one being offered for sale for $303,250 that's listed as a short sale.  If you are looking for a well priced condo then it's really hard to beat this

The Newport Beach Real Estate market is definitely picking up as recent reports in the OC Register indicate a spike in the number of buyers making offers on property.  A perfect example of this is an ocean view condo in the Newport Heights area that I was showing over the weekend.  The condo was located in the Versailles gated community, which is located just a couple blocks to the pacific ocean and the sandy beach.  The condo was located on the penthouse level with two large bedrooms and great ocean views from the living room and master bedroom.  Being bank owned and priced very low at $275,000, the condo accepted an offer with only being on the market for 8 short days.  If you are in the market to buy property in Newport Beach keep in mind other buyers

West Newport Is one of the best places to find waterfront condos in the Newport Beach area.  Where is West Newport located?  Well, if you look at the photo below you will see that condos located in the West Newport area are located right between the Pacific Ocean and the Newport Bay and situated on the small balboa peninsula strip and near Lido Isle. 

The condos in this area with waterfront and bayfront view will typically start right above the $1 million dollar market and currently go as high as $1.8 range.  These condos are typically two to three bedrooms and have an approximate 1,800 square feet of living space.  This truly is a prime location in Newport Beach and is a great place to watch the boats & yachts go by right in front of your bayfront
