One of my favorite things to do is look at new construction homes that come on the market for sale.  I know others enjoy this same energy no matter if you are looking to buy a home or just looking for design ideas for your own home.  Newport Beach has a wide selection of new construction properties that are available for sale at any given time.  Unlike other cities like the neighboring city of Irvine, most of the new construction homes are not located in a planned community, rather they are individual properties that are typically built by a spec builder or real estate developer who is building a single home in any given community in Newport Beach.  One exception to this would be the Crystal Cove community in Newport Coast which is currently offering

The Irvine Terrace community is considered one of the top neighborhoods in the Corona Del Mar area of Newport Beach due to it's prime location that overlooks the water.  It also enjoys a short distance to Fashion Island shopping center as well as Balboa Island which are some of the most visited places in the area.  If you have ever driven through the Irvine Terrace community then you would know this neighborhood is very carefully planned out with a lot of Contemporary, traditional and Bungalow style properties.  Due to the higher price points select properties are being completed remolded or completely rebuilt as a brand new construction home.  Often times these will be done in the Modern architectural style which is currently in very much in high demand

One of the best kept secrets in Newport Beach is the bay front and ocean view community of Newport Shores.  The neighborhood is located at the base of the Santa Ana River that forms a small bay front area that is located adjacent to the Newport Shores community.  Located between the bay and the Pacific Ocean is a natural preserve wetlands area that allows for unobstructed views from select homes in this tract.  Homes that are located facing the canal rarely come on the market for sale and are typically priced close to the $2 million dollar range.

Real Estate prices currently start at $1,499,998 for a four bedroom, three bath home with 1,951 square feet of living space.  There is one lower price home that is on "hold' status and priced at $1,100,000.

Kings Road is one of the premier areas in Newport Beach, California that offers panoramic views of both the Newport Beach, Pacific Ocean and Catalina Island like the photo depicted below.  Perched high on a hill above Pacific Coast Highway in the Newport Heights area is a unique neighborhood that offers large expansive homes that overlook the ocean.  The street names Kings Road has homes located on both sides of the street with the ocean view homes located on the west side of the  road.  Most of Newport Beach is located on flat land which makes this area so desirable.

Newport Beach is one of the most desirable places to live in Orange County and savvy real estate investors and home buyers who enjoy remolding a home are always on the lookout for a quality fixer upper home.  Fixer upper homes come in various degrees from an easy cosmetic change to the more challenging remodels.  Currently, there are 9 properties in the Newport Beach area that are considered fixer-upper homes and range in price from $459,900 to $3,449,500.  For the most part, many of these homes do not have any kind of a view of the ocean. Cliffhaven is well known as one of the premier places to live if you are looking for an ocean view in Newport Beach.  Located just north of Coast Hwy and near the Newport Bay is the community known as "Cliffhaven."  The homes in this community large with a variety of architectural styles like the classic Bungalow to the grand Mediterranean Estates.  Many of the homes will have a small view of the ocean but the truly amazing homes will have unobstruced views that are truly amazing as pictured below.

Home prices in Cliffhaven normally start just under $1.3 million with a pending sale at $1,295,000.  Ocean view homes tend to be over the $2 million dollar price point with a pending sale in the community on famous Kings Road listed for $2,375,000.  Sales

Harbor View is the quintessential neighborhood in Newport Beach with classic Bungalow style two story homes located in the heart of central Newport Beach.  The homes seem to almost be taken out of a movie set and have some of the best curb appeal for homes you will find in Newport Beach.  For the most part, homes in the Harbor View area will not have much of an ocean view due to it's flat topography.   For those homes set high enough on the ridge views of the ocean can be seen.  If you are looking to buy in this neighborhood expect to find homes priced at least $1.7 million and up.  The larger cottage style homes are much more expensive and often range in the mid $2 million to low $3 million range.

Irvine Terrace in Newport Beach has seen a very healthy number of sales in 2012.  Since January 01, 2012 there have been 10 properties that have sold in the Irvine Terrace community ranging from $1,200,00 to $5,200,000.  This averages out to selling at $953.50 a square foot.  It's important to note that all of these were non distressed sales expect for one bank owned property.  These standard sales show a healthy economy and will continue to grow strong in 2013.
