One of the great things when searching for homes is finding a home that has never been on the market before or for many years.  These are typically very desirable homes that the owners had decided not to sell for a very long time. We see a good mixture of homes that have never been on the market before to homes that haven't come on the market in the last 40 to 50 years.  A perfect example of this is a home located at 1802 W Oceanfront in Newport Beach.  The home had been within the same family for many generations and passed on to each set of family members throughout the years.  The duplex property was built in 1929 so expect smaller sized bedrooms, baths and closets.  The true selling point for this home it's prime location right on the beach with sit

We recently received a call from a client who wanted to buy a condo in Newport Beach.  Her only stipulation that there needed to be a guard attendant beyond the gated entrance.  In Newport Beach there a lot of 24 hour guard gated communities but they almost all tend to be for residential single family homes.  There are two very popular communities for those looking for a gate attendant for a condo development in Newport Beach and are described here.

By far, the very best place to start you search is the Sea Island community in Newport Beach.  This comes with a 24 hour guard gate attendant with homes that can offer golf course, city light and back bay views.  There are two different neighborhoods in Sea Island so there tends to be a good selection of

It's that time of the year again when everyone seems to be looking for a furnished vacation rental property.  Most people that call into the office are looking for the months of June & July as these tend to be the most requested and popular months.  August and September tend to be little more affordable than June & July if you are flexible on your dates and don't need to come on any specific date.  One thing to keep in mind is a thing called June Gloom that we have every year in Southern California where there is pretty much a solid month of overcast skies.  The last several years this has occurred in the month of May but this year we have had pretty sunny weather so far so it may hit in the month of June or a little bit later.  Many tourists that come to

Newport Beach has a wide variety of homes to choose from luxury bay front properties to those located in the many gated communities that exist within the city.  Many like looking for homes that have extra space and that allow room for extended guests or for additional revenue streams.  No matter what the reason, duplex properties are very much south after in Newport Beach and often command a premium in price depending on it's location, size and condition.  R2 Zoning often refers to homes that are duplex properties and are often advertised in the property description as having this kind of zoning.

One of the best areas to find these homes is located in the Balboa Peninsula area.  This is such a great area that is widely popular due to having the Newport

Doing a 1031 exchange can be very stressful due to the time constraints you have to locate and close on a property.  The times frames are basically 45 days to identify up to 3 properties and then to close on one of those with 180 days after closing escrow on the previous property.  I have gone through this process several times and it can be really crazy during those 45 days in trying to locate the perfect exchange property.  There are several homes throughout the Newport Beach area that are being marketed by the owners real estate agents as potential 1031 exchange properties.  Of course, a real estate agent can say a property is a good investment but ultimately it's up to the buyer to determine this.

One of the properties noted is located in the

One of the most common requests we get from clients looking for a home is having a main floor master bedroom.  This is especially true for baby boomers who are looking to settle in their retirement home but have concerns about having to go up and down the stairs.  Having a main floor bedroom still allows the buyer to buy a larger home with plenty of room for incoming guests and additional family members.

There are several neighborhoods that offer a downstairs Master bedroom in their floor plans if you know where to look.  Communities like Big Canyon offer large single family two story homes that come with a downstairs Master.  Other great options found in the Newport Beach area for residential single family homes would be the Cliffhaven and Lido Isle

With every down turn in the real estate market we start to see more and more properties thinking creatively on how to sell their home.  One of ways that some listings get sold is to offer some kind of seller financing to help the buyer be able to get a loan on the property.  Seller financing is something that is not typically popular when the market is hot and is normally only seen when homes are taking longer than usual to sell.  The current marketplace in Newport Beach is relatively quiet right now since the months of October through the end of the year is considered the off-season and is normally not a busy time of the year.  Homes do take longer to sell right now so we are starting to see some sellers offer some kind of seller financing to help get
