The Meridian is a great place to find short and long term leases that are located in the heart of Newport Beach.  If you are not familiar with the Meridian it's important to note that this is one of the most sought after upscale condo buildings in all of Newport Beach.  A lot of the condos were built about 7 years ago and located between the Newport Beach country club golf course and the Fashion Island shopping center.  What set these condos apart from others is the large square footage floor plans that can overlook the golf course with luxury amenities like the gated entrance and secure underground parking garage as well as a community pool, fitness center and barbecue area.  Of course, the best benefit of living here is being within walking distance to

We had a client call into our office this morning requesting more information on a rental property located in the Granville Newport Beach community.  This is one of my favorite neighborhoods that's located near the Fashion Island shopping center and offers top notch security with a 24 hour guard gated entrance.  Rental properties are very rare to come on the market here with only 21 homes have leased in our multiple listing service in the last 16 years with only 3 homes in the last 7 years.  One of the reasons for this low supply is that the large majority of properties here tend to be owner occupied as well as the community being very small to start with.  All of the homes are located on one street called "Granville Drive" which starts at the gated

Bayview Terrace is a very nice gated community that is probably one of the best kept secrets when looking for a home.  The neighborhood has always had very attractive real estate prices when compared to similar type neighborhoods throughout Newport Beach no matter if you are looking to buy or to rent a home here.  The location is right next to the Newport Back Bay and the 73 Freeway which really makes it a very convenient place to live.  Over the past 5 years there has been approximately 30 rental properties that have come on the market for lease here, so basically 6 homes a year.  The large majority of these are the 3 bedroom floor plans with some 2 bedroom, 2 bath condos mixed in there as well.  About 5 years ago it was not uncommon to find a rental

One of the latest trends in real estate is looking at various places to find homes for sale that are currently not on the market for sale.  With the very low inventory of homes buyers are now staring to look at current rental properties as an avenue to see if those owners would consider selling their home.  We have found this an excellent way to find some properties where the owners might consider selling but it's important to keep a couple things in mind.  Owners of these rental properties may consider selling but since the home is not on the open market they often will want a premium in price to entice them to sell.  Also, if the property is already tenant occupied then the new buyer may have to assume that tenant and be in charge of renting it to them

The Newport Terrace community is an excellent place to find affordable rentals in the often expensive beach town of Newport Beach.  The location is just down the road from Hoag hospital on the nothern section of Newport Beach which is a short driving distance to the beach.  Many of the rentals have been leased in the mid $3,500 a month range or less which is a great price point for rentals in this area.  The large majority these are 3 bedroom condos that were originally built in 1974 with several of them being updated over time.  There is currently one rental on the market in Newport Terrace that features a total of three bedrooms, two baths with an approximate 1,129 square feet of living space.  It has been nicely updated and comes with vaulted ceilings

One of my favorite places to look for a rental home is the Baycrest gated community in Newport Beach.  If you have ever visited the Mercedes dealership off Jamboree and the 73 freeway then you have been very close to this community.  Baycrest Is located just a couple blocks off Jamboree and shares a very private location while still being in the middle of everything in Newport Beach.  One thing to keep in mind is that this community is rather small so rental properties rarely come on the market for lease.  I pulled the previous rentals going back approximately eight years back and only 10 rental properties were leased in our multiple listing service.  Prices in the last year have range between $6,500 to $7,500 for three and four bedroom homes that range

We recently had a client call into our office looking for a furnished rental property for under $5,000 a month.  They wanted something short term where they could enjoy living by the beach without all of the hassle of buying furniture and doing a traditional 12 month lease.  We explained that the real estate market right now has very low inventory of homes on the market which is true if you are thinking about buying or renting a home.  There are still some really great options out there right now and the key is to act quickly as new listings come on the market.

One of the most popular communities in Newport Beach is the Port Streets neighborhood.  This is a very family oriented neighborhood of one and two story homes to choose from.  Many homes in this neighborhood have been remolded extensively and the one of the most popular styles are the Cape Cod architectural properties that can be seen throughout this community.  While buying a home here can be very expensive the more affordable option can be to rent a home here.  If you are watching the current episode of the Real Housewives of Orange County then you know several of the housewives are renting a home in this neighborhood.
