The Westcliff Capri Condos complex is one of the older condo buildings in the Newport Beach area that was built between 1959 to 1960. This historically have offered a great value with a location that is right in the heart of the Westcliff area and within walking distance to the Newport Harbor high school and the Dover Shores area. Condo sales have been very limited in this complex since they rarely come on the market for sale. On average, we will only see one listing come on the market and sell with some years having no condo sales at all. What you can find here are really great real estate prices for one and two bedroom condos that are under 1,00 square feet of living space. The last sale that occurred in Westcliff Captri was a one bedroom condo that sold for $620,000 and featured an approximate 949 square feet. This was a nicely updated unit with marble countertops and stainless steel appliances that really turned it into a gourmet kitchen. The great thing about this condo is that it came with inside laundry and one car detached garage. It sold for the full asking price of $620,000 after being on the market for 12 days.
We have provided a condo sales chart below that shows all of the sold properties in Westcliff Capri going back 20 years to 2001. It's very interesting to see that many of the condos were selling many years back in the $300,000 range until 2017 when the first 2 bedroom condo sold for over $600,000. Since then real estate prices have been going up with the recent one bedroom condo selling for over $600,000. It's still a great value when looking at other condos in the Newport Beach area that are often priced higher than these condos. Homeowners association dues currently run $435.00 which includes use of the community pool. We always tell our buyers that are looking in this area that it's all about location as you are just minutes to the beach and some really great restaurants and shopping.
