The city of Newport Beach, California is rich in history and offers homes that date back to the early 1910's.  A large majority of these homes were built on the Balboa Peninsula Point which is a small stretch of land that occupies a three to four block radius between the sandy beach and the waters of the Newport Bay.  This is a high density area of Newport Beach with many smaller historic homes built close to each other. At the time these were built this was the premier neighborhood to live due to the close proximity to the Pacific Ocean.  Over the years many multi-unit condo buildings and larger estate homes were built in this area which makes it a very diverse community.  This is also a high traffic area due to the many vacation renters and beach goers

New Construction homes located by the beach are always high in demand and typically sell relatively quick if priced accordingly.  A lot of the newer construction homes coming on the market tend to be located in the Balboa Peninsula, Lower Newport Bay and the East Bluff Harbor View area of Newport Beach.  Real Estate prices for new construction homes will typically start in the mid $2.4 million dollar range and go as high as $6.5 million dollars.  The large majority of these properties are custom built properties that are not located in a brand new community but rather a well established Newport Beach neighborhood.
