The Irvine Terrace community is considered one of the top neighborhoods in the Corona Del Mar area of Newport Beach due to it's prime location that overlooks the water.  It also enjoys a short distance to Fashion Island shopping center as well as Balboa Island which are some of the most visited places in the area.  If you have ever driven through the Irvine Terrace community then you would know this neighborhood is very carefully planned out with a lot of Contemporary, traditional and Bungalow style properties.  Due to the higher price points select properties are being completed remolded or completely rebuilt as a brand new construction home.  Often times these will be done in the Modern architectural style which is currently in very much in high demand

One of the recent occurrences that has happened in the last year due to the COVID vaccine in the trend for more homes to have private gyms.  This started soon after the stay at home order that occurred in April 2020 when many were forced to stay inside their homes and not be able to visit their local gym.  This lead to a large number of homeowners buying some kind of gym equipment to help them stay in shape.  The pandemic has resulted in more families having a dedicated space in their home or garage for some kind of gym or fitness area.  Of course, some of the more expensive and large estate homes have always had this feature inside their homes as it's a big selling item when they go to sell.

Irvine Terrace is a popular Newport Beach community located in the plush Corona Del Mar area.  It is considered one of the more desirable neighborhoods due to it's prime location that overlooks the Pacific Ocean with Catalina Island and sunset views. Due to larger lot sizes in this community it's not uncommon for homes in this area to have their own private swimming pool and spa.  The homes were originally built in the 1950's and secondary beach homes with many of the original style homes still exist to this day.  Many of have remolded or torn down these older homes and built brand new construction homes in it's place to take advantage of the views and add extra square footage with modern amenities.

Irvine Terrace in Newport Beach has seen a very healthy number of sales in 2012.  Since January 01, 2012 there have been 10 properties that have sold in the Irvine Terrace community ranging from $1,200,00 to $5,200,000.  This averages out to selling at $953.50 a square foot.  It's important to note that all of these were non distressed sales expect for one bank owned property.  These standard sales show a healthy economy and will continue to grow strong in 2013.
