The real estate market has taken a shift from the record setting years of high price market sales and various bidding wars amongst buyers to a more natural market where homes are settling on the market for a period of time.  The one thing that hasn't changed in the last several years is that home buyers are still looking for homes that need little to no work and properties that have been completely renovated.  The term "turnkey" is a real estate phrase that means that property is completely ready to go with no renovations needed in most cases.  With the market shifting and the idea of a recession looming buyers in this market do not want to take on a project which could cost them a lot of time are money.  If you are a home owner thinking about selling

We work with a lot of first time home buyers who are always trying to figure out the best places to live in Newport Beach. Real Estate prices in  Newport Beach have gone up so much in the last several years that it's been really hard for those buying a home for the first time.  We still have seen some really good investments that have come on the market this year so it's still not impossible to find a good starter home.  There are some of the places we recommend looking when first starting to think about buying a home.  We always recommend starting with what your budget will allow and then work your way up.  If that means starting with a smaller condo then that typically is the best way to go.

One of the best places we love in the Newport Beach area

One of the latest trends in real estate is looking at various places to find homes for sale that are currently not on the market for sale.  With the very low inventory of homes buyers are now staring to look at current rental properties as an avenue to see if those owners would consider selling their home.  We have found this an excellent way to find some properties where the owners might consider selling but it's important to keep a couple things in mind.  Owners of these rental properties may consider selling but since the home is not on the open market they often will want a premium in price to entice them to sell.  Also, if the property is already tenant occupied then the new buyer may have to assume that tenant and be in charge of renting it to them

One of the latest trends in real estate are fractional ownership properties.  Over the last year we are starting to see more and more of these listings come on the market for sale here in Newport Beach.  The very low price point is what grabs a lot of buyers attention thinking that they can get this beautiful home or condo for a fraction of what it would normally sell for until they read the property description and find out that it's only for partial ownership. What's happening is that larger companies interested in investing in real estate will purchase prime real estate that will have the most appeal to a large number of buyers.  This would include a nice view of the city or ocean views, open floor plan with high ceilings and a good number of rooms

One of the top gated communities in Southern California is arguably the Pelican Hill and Pelican Crest neighborhoods.  Living in either of these communities really makes a statement as they feature so of the most expensive homes found in Orange County, California.  Real Estate prices currently range from $12,500,000 to $45,000,000 with a large number of sales in the last several years and there are several reasons for the popularity of this community.  One of the biggest selling points is it's location that arguably has some of the best ocean views in all of Orange County.  The views can be truly breathtaking with a combination of both ocean and golf course views.  Some of my favorite views from this location is actually the view of the Newport Bay

The Newport Beach market has seen a big increase in activity and real estate prices with homes selling at record speed with many homes selling over asking price.  The reason why we are seeing this activity is a combination of low interest rates combined with low inventory of homes causing many buyers to bid against each other on the same property.  Since the inventory of homes is so low it's the perfect time for home builders who are building homes in order to sell when they are finished.  We have seen a flurry of activity of new homes being built with many brand new listings coming on the market in various areas throughout Newport Beach.  The cost to build a home has also gone up in the last year as lumber prices among other building materials has gone

There are several Newport Beach homes that are scheduled to be coming soon on the market for sale.  Home buyers now have real time access to these Newport Beach properties with a new coming soon feature that has been added to our website.  What is exactly is a coming soon listing?  Think about any time you have spoken with a real estate agent and they know of a property that will be coming on the market in the near future.  Many of these kind of properties were sold privately before ever becoming public knowledge so our Realtor member association has come up with a way that these can be shared publicly online so everyone has the same access to these properties.

One of the great things when searching for homes is finding a home that has never been on the market before or for many years.  These are typically very desirable homes that the owners had decided not to sell for a very long time. We see a good mixture of homes that have never been on the market before to homes that haven't come on the market in the last 40 to 50 years.  A perfect example of this is a home located at 1802 W Oceanfront in Newport Beach.  The home had been within the same family for many generations and passed on to each set of family members throughout the years.  The duplex property was built in 1929 so expect smaller sized bedrooms, baths and closets.  The true selling point for this home it's prime location right on the beach with sit

Newport Beach has a wide variety of homes to choose from luxury bay front properties to those located in the many gated communities that exist within the city.  Many like looking for homes that have extra space and that allow room for extended guests or for additional revenue streams.  No matter what the reason, duplex properties are very much south after in Newport Beach and often command a premium in price depending on it's location, size and condition.  R2 Zoning often refers to homes that are duplex properties and are often advertised in the property description as having this kind of zoning.

One of the best areas to find these homes is located in the Balboa Peninsula area.  This is such a great area that is widely popular due to having the Newport

Doing a 1031 exchange can be very stressful due to the time constraints you have to locate and close on a property.  The times frames are basically 45 days to identify up to 3 properties and then to close on one of those with 180 days after closing escrow on the previous property.  I have gone through this process several times and it can be really crazy during those 45 days in trying to locate the perfect exchange property.  There are several homes throughout the Newport Beach area that are being marketed by the owners real estate agents as potential 1031 exchange properties.  Of course, a real estate agent can say a property is a good investment but ultimately it's up to the buyer to determine this.

One of the properties noted is located in the
