Many home buyers go through the trouble of having to buy furniture for a home after the successfully purchase a home.  If you have ever gone through this process it can be very time consuming and very expensive.  This is especially true for large square footage homes or modern homes that require a certain type of furniture.  There are several Newport Beach owners who are now offering their homes furnished with the sale of their home.  This comes in a wide range of properties that start with a two bedroom condo in the Big Canyon Mclain community and is listed for $679,000 and comes fully furnished per inventory.  There are actually 10 properties currently on the market sale right now in Newport Beach that are being offered with furnishings.

With every down turn in the real estate market we start to see more and more properties thinking creatively on how to sell their home.  One of ways that some listings get sold is to offer some kind of seller financing to help the buyer be able to get a loan on the property.  Seller financing is something that is not typically popular when the market is hot and is normally only seen when homes are taking longer than usual to sell.  The current marketplace in Newport Beach is relatively quiet right now since the months of October through the end of the year is considered the off-season and is normally not a busy time of the year.  Homes do take longer to sell right now so we are starting to see some sellers offer some kind of seller financing to help get

The Fletcher Jones Mercedes location is widely advertised as being located at the 73 & Jamboree but what about the homes in the surrounding area?  First, the location is pretty amazing situated next to the Back Bay Area of Newport Beach near the 73 freeway and Jamboree street.  There are 2 gated communities known as Bayview Terrace and Bayview Court.  Both of these are within walking distance to the Back Bay which offers wonderful walking trails through this natural preserve area.  

Bayview Terrace is located closets to the Back Bay and currently offers homes starting just under $900,000.  The community has a centrally located community pool and a private gated entrance which is a big selling point for potential buyers.  Also, there are several homes

One of the top neighborhoods in Newport Beach is arguably the One Ford Road community.  Nestled near the Back Bay Area of Newport Beach is a very exclusive guard gated community with a variety of individual neighborhoods that offer their own unique style of architectural homes.  What many new visitors to Newport Beach have been electing to do lately is to rent in neighborhoods like One Ford Road to get a feel for living here before they invest in purchasing a home.  This is especially true when market conditions show that the real estate market may be due for a market correction in the next year or two.  Renting a home is a smart thing to do right now in real estate and there is no better place than One Ford Road.

We had a client recently contact us looking for a one story home in the Jasmine Creek neighborhood.  Jasmine Creek is a wonderful gated community in the Corona Del Mar area that is filled with one and two story homes.  The single level properties in this community don't come on the market that often so it's kind of rare to be able to find one available for sale.  They do come on the market from time to time so It's possible to be able to find them.  We also did a search of past one story homes that were on the market that did not sell and were able to locate a couple of properties this way.  Both of these owners said they would be open to selling and offered us a private showing for our client.

One of the newest & most exiting communities in Newport Beach is the Lido Villas community.  Anyone familiar with the Lido area of Newport Beach understands this is prime real estate next to the Newport Bay and the Lido Village filled with quaint shopping, restaurants and it's own historic theater.  The Lido Villas builder has elected to build 23 luxury townhouses near the water with current real estate prices starting just under $2 million dollars for a two bedroom, two and a half bath townhouse with 1,870 square feet.

Many of the townhouses located here feature 3 levels of living space with roof top decks to take in the great views.  The architect for these homes did a great job creating a cohesive open floor plan that joins the various rooms

Bayside Village arguably has one of the best locations in Newport Beach and features 272 homes next to the back bay waters of the Newport Bay.  You know you have a great location when car dealers like Bentley, Rolls Royce and Porsche are just steps away.  There is also one of the most exclusive water front gated communities within steps of this community called Linda Isle.  Needless to say this is considered a prime area of Newport Beach which makes it skeptical that at some point the one entity who owns the land may sell to a developer due to the high land value. We have put a call into the park office to get further details on how the land lease works.  We are still waiting for a call back but after talking with several agents who have listings in this

Newport Crest is one of the top choices for condo buyers looking to live near the ocean in Newport Beach.  The community has a prime a location with some units offering beautiful ocean views.  We get a lot of calls from buyers and renters looking to live in Newport Crest and want to know the pet policy.  This is normally set by the homeowners association and subject to change.  After speaking with the homeowners association it was confirmed that pets are allowed here.  There are certain rules and regulations that have been set by the association which I will cover next.

We get requests from clients who are looking to buy a condo in the Newport Beach area and that are looking for a unit that has a private elevator.  For the most part, these are hard to find since most of the condo buildings in Newport Beach have community elevators for everyone to use.  Only a few select buildings offer private elevators that go directly up to the individual unit.  If you know where to look and have the money to spend then we recommend the following buildings.

First, if price is no object then the condos at the Meridian are a must see.  The condos were built there approximately four years ago and has one of the best locations in Newport Beach situated between the Fashion Island shopping center and the Newport Beach country club golf

One of the benefits of being a real estate agent is getting exclusive viewings of the latest homes and condos to come on the market in Newport Beach.  Not all properties are but on this caravan open house but the large majority of brand new listings like to get this added exposure to qualified agents who may have clients looking for a particular type of property.  Broker Preview in Newport Beach happens every Friday from 11:00am to 2:00pm and often includes refreshments of food and drinks to entice the agents to come to their listing.
