The city of Newport Beach, California is rich in history and offers homes that date back to the early 1910's.  A large majority of these homes were built on the Balboa Peninsula Point which is a small stretch of land that occupies a three to four block radius between the sandy beach and the waters of the Newport Bay.  This is a high density area of Newport Beach with many smaller historic homes built close to each other. Living in the Big Canyon McLain condo community has a lot to offer and is one of the best kept secrets in Newport Beach.  Located on the perimeter of the Big Canyon golf course near the 6th fairway is a community of 61 luxury townhouses that can offer wonderful golf course views.  The location is almost to good to be true considering prices are often found well below the one million dollar price point for a community situated in the heart of the city of Newport Beach near Fashion Island shopping center and the beach.

The Versailles building in Newport Beach, California has a few select condos that can offer wonderful sea views of the Pacific Ocean.  The approximate location is adjacent to the Hoag Hospital and Superior Avenue which leads down to the beach.  This is an older complex with one story units that were built in the early 1970's.  There many individual buildings that are within the Versailles community that are three stories high with condos located on each floor.  There is a nice central courtyard and gated patrol at the entrance of Versailles with a very distinctive Italianate architecture.

One of the unique things seller's are doing in today's Newport Beach Real Estate market is condo conversions.  The process entails taking a multi-family duplex style property and converting them into individual condos.  By doing this the total property value of the property typically increases as two stand alone condos are normally worth more than one duplex building.  This is not an easy task by any stretch of the imagination but the benefits often make the process very worthwhile and profitable.  The entire Newport Towers building located on the Newport Bay recently went through the condo conversion process as well and turned all of the units into individual condos.

The Park Lido community is ideally located just blocks to the beach in Newport Beach, California. This is a large community of 98 residences which are attached and classified as single family homes.  This is a really unique neighborhood that is blocked off from street views and offers a very private and serene park like setting.  The association provides four community pools and beautiful grounds which span over a couple acres of land.  When these were first built in 1962 home buyers were given the option of either two or three bedroom floor plans to choose from.  Each of of two and three bedroom units have various square footage sizes with the largest model at 1460 square feet.

The Seawind community is one of my favorite condo buildings in the Newport Beach area due to it's small scale and great location near the beach.  These condos rarely come on the market for sale due to the limited number of units in this complex, 56 condos in total.  For example, in 2014 only one unit came up for sale and quickly sold in 37 days for $445,000.  In 2013, only three units came on the market and quickly sold between $400,000 to $420,000.  This year one listing sold in 39 days for $460,000 in January 2015.

The Bayshores community is located on the north side of the channel as Pacific Coast Highway crosses over the Newport Bay.  Within this gated community is approximately 249 homes with a small percentage of 14 homes that are actually located directly on the bay front.  These water front homes are simply stunning and can have views of the neighboring communities of Linda Isle, Harbor Island and Lido Island which are also surrounded by the Newport Bay.  During the annual Newport Beach Boat Parade these homes have one of the best vantage points for watching the boats come and down the channel.
