One of our most common requested properties are the homes located in the Lido Peninsula community.  For those not familiar with Newport Beach you can easily understand the attraction, living in Newport Beach by the water for often times under $400,000.  So what's the catch?  First, these home are manufactured homes and not a traditional single family residence.  The homes are also located on lease land which many don't understand including local real estate agents.  The most common question we get is wanting to get more information on the lease land.  This is our understanding of how this is set up but we always encourage you to consult with the management company for exact details on the lease.

One of the newest communities in Newport Beach is the waterfront complex known as Vue.  Located at the beginning of the Balboa Peninsula is a collection of waterfront condos that overlook the Newport Bay and the Lido Peninsula.  The residential site plan calls for a total of 27 luxury condos with 16 water front view units with the remainder of the units located facing the street with some views of the Pacific Ocean.  The condos in the Phase I release currently range from 2 to 3 bedrooms and from 1,762 to 2,161 square feet with all units ranging from 1,750 to 3,050 square feet. The beach town of Newport Beach in Orange County, California offers a multiple number of tiny houses for sale.  Dating back 100 years ago, Newport Beach was the perfect place to own a small vacation home for those who lived in the bigger cities like Los Angeles, Phoenix and San Francisco.  These vacation homes were simply built an often offer one to two bedrooms and less than one thousand square feet.  The highest concentration of these homes can be found in the Balboa Peninsula neighborhood where many of these historic homes still exist.  However, the trend is to buy these older homes, tear them down and then build a larger brand new construction home.  Real Estate prices in this area for a tiny house currently starts at just under $1 Million dollars.

Newport Beach is a very affluent area with a wide variety of luxury gated and water front communities.  When it comes to senior communities that cater to those older than 55 years of age there is only one place to look, a neighborhood called The Terraces.  This neighborhood is located in Corona Del Mar, a small subdivision in the city of Newport Beach that is specifically for senior residents.  Driving by the Terraces you would never know that it's a special community.  It blends in well with the surrounding homes and has a Cape Cod style architecture.  The homes themselves were built about 30 years ago and offer two story floorpans with attached garages.  Many worry about climbing stairs but many floor plans offer a main floor master bedroom, living room

There are several condo communities that are located within walking distance to Hoag Hospital in Newport Beach that consist of Newport Crest, Villa Balboa and Seawind condos.  In addition to these neighborhoods is the only gated condo community that is located adjacent to Hoag Hospital is the gated community of Versailles.  The Versailles is an iconic complex in Newport Heights that dates back to 1971 when the home builder developed this condo community.

The Echo 56 tract is one of the newest neighborhoods in the city of Newport Beach which offers luxury attached homes with three floor plans to choose from.  The biggest selling point for this community is the prime location that's just steps to the sandy beach.  Seashore Drive is a prominent street on the north side of Newport Beach that has it's own unique style and personality.  It's much different than other parts of Newport Beach and has a true east coast beach feel to it.  Many of the homes are located close together but celebrate the very close proximity to living by the beach.  Homes in Echo 56 were first available last year and currently offer a few select properties for sale.
