One of the newest communities in Newport Beach is the waterfront complex known as Vue.  Located at the beginning of the Balboa Peninsula is a collection of waterfront condos that overlook the Newport Bay and the Lido Peninsula.  The residential site plan calls for a total of 27 luxury condos with 16 water front view units with the remainder of the units located facing the street with some views of the Pacific Ocean.  The condos in the Phase I release currently range from 2 to 3 bedrooms and from 1,762 to 2,161 square feet with all units ranging from 1,750 to 3,050 square feet. The builder did a great job of adding extra outdoor living space with decks that extend off the living spaces.

Living in the Big Canyon McLain condo community has a lot to offer and is one of the best kept secrets in Newport Beach.  Located on the perimeter of the Big Canyon golf course near the 6th fairway is a community of 61 luxury townhouses that can offer wonderful golf course views.  The location is almost to good to be true considering prices are often found well below the one million dollar price point for a community situated in the heart of the city of Newport Beach near Fashion Island shopping center and the beach.

One of the unique things seller's are doing in today's Newport Beach Real Estate market is condo conversions.  The process entails taking a multi-family duplex style property and converting them into individual condos.  By doing this the total property value of the property typically increases as two stand alone condos are normally worth more than one duplex building.  This is not an easy task by any stretch of the imagination but the benefits often make the process very worthwhile and profitable.  The entire Newport Towers building located on the Newport Bay recently went through the condo conversion process as well and turned all of the units into individual condos.

The Seawind community is one of my favorite condo buildings in the Newport Beach area due to it's small scale and great location near the beach.  These condos rarely come on the market for sale due to the limited number of units in this complex, 56 condos in total.  For example, in 2014 only one unit came up for sale and quickly sold in 37 days for $445,000.  In 2013, only three units came on the market and quickly sold between $400,000 to $420,000.  This year one listing sold in 39 days for $460,000 in January 2015.

The Brookview gated community features residential condos in the Newport Heights area of Newport Beach, California.  The complex is made up of 6 separate condo buildings that feature a central community pool as you enter through the private gates.  The location is just off Superior Avenue which runs directly down to the beach area and is just a few blocks away.  These condos were built 35 years ago and still have the look and appearance of a newer style building.  All the units are two bedroom units that are townhouse style and located on two levels.  The main floor living space is found on the mid level with all the bedrooms located on the upper floor.  Directly below the townhouses are two car garages which is very much sought after in this area of

The Ziani Newport Beach community is a great place to find condos for under $1 million.  The condos are actually very nice townhouse style buildings that offer two levels of living space with a variety of two to four bedroom floor plans.  This is a secure gated community as pictured below that was first built in 2003.  The original builder Brookfield homes built these beautiful homes in the Tuscan and Mediterranean style with gourmet kitchens with granite counters, well manicured front and back yards and attached garages.  A few units in this community will offer views of the Pacific Ocean as well.

Belcourt Terrace is a very nice gated community located in the high end neighborhood of Belcourt in Newport Beach.  This is a residential condo community that features two story townhomes that are located behind the guard gate of Belcourt.  The condos are located on a circular street that surround a beautiful pool and pool area as pictured below. This is a very upscale area with home prices well over the $1 million dollar price point for a three or bedroom condo that features 3,000 square feet.

Corsica Villa Townhomes are ideally located off the 73 freeway in Newport Beach, California.  These are residential townhomes located in the Eastbluff area of Newport Beach and built in the Spanish architectural style.  This is a quiet area that was originally built in 1984 with condos located on two levels of living space.  All of the units located here are two bedroom one bath units with the main entertainment spaces located on the lower level and bedrooms situated upstairs.
