One of the hidden gems for finding residential condos in Newport Beach is a small community called Villa Siena.  The location is right across the street from the Newport Harbor High School and just minutes to the waters of the Newport Bay and the beach.  What I love about this community is that is still possible to buy a condo near the beach for under $1 million with a total of 15 condos located here.  There is currently a two bedroom split level home that is on the market for $899,000 which features an approximate 1,025 square feet with a very light and bright kitchen with additional features like an interior laundry area and a 2 car underground parking spaces.

We work with a lot of first time home buyers who are always trying to figure out the best places to live in Newport Beach. Real Estate prices in  Newport Beach have gone up so much in the last several years that it's been really hard for those buying a home for the first time.  We still have seen some really good investments that have come on the market this year so it's still not impossible to find a good starter home.  There are some of the places we recommend looking when first starting to think about buying a home.  We always recommend starting with what your budget will allow and then work your way up.  If that means starting with a smaller condo then that typically is the best way to go.

The Westcliff Capri Condos complex is one of the older condo buildings in the Newport Beach area that was built between 1959 to 1960.  This historically have offered a great value with a location that is right in the heart of the Westcliff area and within walking distance to the Newport Harbor high school and the Dover Shores area.  Condo sales have been very limited in this complex since they rarely come on the market for sale.  On average, we will only see one listing come on the market and sell with some years having no condo sales at all.  What you can find here are really great real estate prices for one and two bedroom condos that are under 1,00 square feet of living space.  The last sale that occurred in Westcliff Captri was a one bedroom condo

Real Estate prices have really gone up since the big dip on 2008 as it's getting hard to find any properties in the Newport Beach area for under $500,000.  There are still a few select neighborhoods that offer these low prices if you know where to look.  These will be residential condos as detached single family homes in Newport Beach on non leased land currently start at $855,000.   Here is a quick guide to start your real estate search in Newport Beach.

One of the best locations when looking for condos near the beach in Newport Beach is the Villa Point condos.  Villa Point is ideally located at the corner of Jamboree Road and Pacific Coast Highway that's just on the outskirts of Balboa Island.  This beach close location and association amenities have made Villa Point one of the top choices when looking for a condo under $500,000.  In the last 6 months we have seen several condos sell in the Villa Point area from $387,500 to $725,000 which makes the current inventory of condos a really great deal.  Currently, there are three Villa Point condos for sale with one being offered for sale for $303,250 that's listed as a short sale.  If you are looking for a well priced condo then it's really hard to beat this
