The Bayside Village community in Newport Beach is a collection of manufactured homes that are located near the water and offers some of the lowest real estate prices in this upscale beach town.  The location is really easy to find since it's located off Pacific Coast Highway, near the gated community of Linda Isle and across the street from the Bentley and Porsche auto dealerships.  Starting back in 1960, a small section of land near the Newport Beach back bay area was designated for this community.  Over the years many newer construction homes have been constructed here and offer resort style living for often under $350,000.

Beyond the traditional ways of buying a home where you make an offer, get it accepted, close escrow and then move into a home is the Life Estate.  A Life Estate is a legally binding contract that allows the current owner to live in the house even after the property is sold.  This turns to be a good deal for the owner but not such a good deal for the one who is buying the property.  This has recently been made news headlines with the sale of the Playboy Mansion in Los Angeles where the current owner, Hugh Heffner, wishes to stay in the house until he dies.

The most expensive homes sold in 2015 in Newport Beach all sold for more than $10 million dollars and were some of the most beautiful water front properties in the city. The Meridian is a brand new community in the heart of the city of Newport Beach, California with 79 luxury townhouses next to the Marriott Hotel & Spa.  The complex has a lot to offer including the prime location situated right next to the Fashion Island shopping center off Santa Barbara Drive and overlooks the Newport Beach country club golf course.  Properties in this area typically sell for top dollar due to being close to many top restaurants and high end shopping as well as being located just minutes to the beach.  The complex features luxury townhouses with a total of 18 different floor plans to choose from that go as high as 3,822 square feet with three large bedrooms and three and a half baths.

The Harbor Cove Newport Beach community features two separate neighborhoods located within the 24 hour guard gates known as Harbor Cove Promenade and Harbor Cove Palisades. Both communities were built in the mid 1990's as semi-tract style homes.  Built in the Spanish architectural style and offer large square footage homes that are ideal for the growing family.  The Palisades neighborhood tends to be more expensive and have slightly larger homes with the biggest home at 4,000 square feet.  This is in contract to the Promenade neighborhood that features homes up to 3,364 square feet.  All of the residents who live here share the same community pool, spa, barbecue and picnic area.  The rooms in both of these neighborhood homes tend to be generous in size

The city of Newport Beach, California is rich in history and offers homes that date back to the early 1910's.  A large majority of these homes were built on the Balboa Peninsula Point which is a small stretch of land that occupies a three to four block radius between the sandy beach and the waters of the Newport Bay.  This is a high density area of Newport Beach with many smaller historic homes built close to each other. New Construction homes located by the beach are always high in demand and typically sell relatively quick if priced accordingly.  A lot of the newer construction homes coming on the market tend to be located in the Balboa Peninsula, Lower Newport Bay and the East Bluff Harbor View area of Newport Beach.  Real Estate prices for new construction homes will typically start in the mid $2.4 million dollar range and go as high as $6.5 million dollars.  The large majority of these properties are custom built properties that are not located in a brand new community but rather a well established Newport Beach neighborhood.
