One of the benefits of being a real estate agent is getting exclusive viewings of the latest homes and condos to come on the market in Newport Beach.  Not all properties are but on this caravan open house but the large majority of brand new listings like to get this added exposure to qualified agents who may have clients looking for a particular type of property.  Broker Preview in Newport Beach happens every Friday from 11:00am to 2:00pm and often includes refreshments of food and drinks to entice the agents to come to their listing.

One of the most popular to find a rental property in Newport Beach is the Villa Point community.  Besides located in a secure gated community is being located one of the best locations in Newport just minutes to Balboa Island and Fashion Island shopping center.   The large majority of rental properties located here are long term rentals, which is typically a 12 month rental.  Doing a quick search of this community we did find one vacation rental property that is rented as a month to month rental with a one month rental period.  Of course, during the summer months expect seasonal summer rates to apply which normally means that rental rates go up from the months of June, July & August.

The city of Newport Beach is filled with many luxury homes and condos that occupy some of the most expensive land in all of Southern California.  Due to the high cost of land many of these homes are limited on building square footage and don't have the necessary space for a guest casita.  There are a few places that we recommend starting your search that do have homes with a guest casita that has it's own entrance.

The best place to look for homes with a guest casita is on Balboa Island in Newport Beach.  There are a good number of homes located here that are considered duplex properties which means having the main living house located in the front and a detached house behind it.  It's very common for most owners on Balboa Island to live in the front

One of the premier locations for buying in a mobile home Park in Newport Beach is the Cannery Village Mobile Home Park.  The guard gated community has a lot to offer with affordable real estate prices for detached homes near the Newport Bay.  One thing to consider when buying in the Cannery Village is that many of the land lease are set to expire in the year 2032.  Each property tends to have a different land lease expiration dates and amounts so it's important to check with your local real estate agent on the exact price and terms on any given property.  Upon looking at the listings here, one available home for sale at 700 Lido Park Drive #34 has a monthly fee of $2,428.00 per month.  Other homes that have been on the market have had fee's of 2026.20,

One of the smaller neighborhoods located near the border of Costa Mesa and Newport Beach is the Vista Bahia community.  The location is near the 73 freeway and Irvine Avenue with very affordable residential condos for sale.  This is very close to being called the East Side Costa Mesa area which is also a very nice area.  Having a Newport Beach address tends to make the home a little more expensive even though similar homes in Costa Mesa are just a couple blocks away.  On average, homes in this area come on the market once a year and typically priced in the mid $600,000 range for a two or three bedroom condo with approximately 1,500 square feet of living space.  The condos are typically located in the 2500 block of University Drive which is a very short

Newport Shores is a great neighborhood that is located just a few blocks to the beach.  If you love mid-century modern style homes you will love this community that predcimantley features properties built in the mid 1960's.  This is also a great place to find long term rentals as many owners in this community offer their homes up for annual leases of a 12 month term.  This is a very popular rental area due to the close proximity to the beach and typically large inventory of available homes for lease.  There are many great restaurants located within a short distance from this location and many residents enjoy riding their beach cruise down to the Newport Pier along the boardwalk.

One of the smaller neighborhoods located near the Back Bay Area of Newport Beach is the Westcliff Grove neighborhood.  The community features an approximate 29 homes located off Westcliff Drive on the cul-de-sac streets of Blue Gum Lane and Grove Lane.  It was first developed in 1979 when the builder built homes that offer three and four bedroom floor plans.  Over the years only a couple of these will typically come on the market for sale often priced in the high $1 million to low $2 million dollar range.

One the best places to find water front condos in Newport Beach is in the Lido Peninsula area,  Located at the very beginning of the Peninsula on the West Lido Channel is a set of condos known as the Lido Park Place condos.  This Is a very popular neighborhood with popular restaurants like Bluewater Grill, Buddha's Favorite and The Dock as well as small boutique shopping in the Lido Marina Village area.  In Newport Beach there are three large islands that city in the middle of the Newport Bay which consist of Balboa Island, Lido Island and the Lido Peninsula.  The Lido Peninsula is the smallest of these three islands and mainly consist of residential condos, manufactured homes and combined commercial and residential spaces at the Cannery Village condo

We currently are working with a client that is looking for a beach close property that is just steps to the beach, located in safe neighborhood, no homeowners association dues, near a Pier and within close proximity to great restaurants and shopping.  The budget is ideally around $1 million but willing to go up a little higher based on the perfect property.  While this sounds like a tall order we were able to find some properties that fit this criteria.  One of the currently listed properties that just came on the market is located in the popular Balboa Peninsula area of Newport Beach.  It's being advertised that the "property is also zoned for vacation rentals, Air B&B and VRBO" which is a big selling feature for those looking to buy a vacation home.

One of the best kept secrets in Newport Beach is the bay front and ocean view community of Newport Shores.  The neighborhood is located at the base of the Santa Ana River that forms a small bay front area that is located adjacent to the Newport Shores community.  Located between the bay and the Pacific Ocean is a natural preserve wetlands area that allows for unobstructed views from select homes in this tract.  Homes that are located facing the canal rarely come on the market for sale and are typically priced close to the $2 million dollar range.

Real Estate prices currently start at $1,499,998 for a four bedroom, three bath home with 1,951 square feet of living space.  There is one lower price home that is on "hold' status and priced at $1,100,000.
