Irvine Terrace is a popular Newport Beach community located in the plush Corona Del Mar area.  It is considered one of the more desirable neighborhoods due to it's prime location that overlooks the Pacific Ocean with Catalina Island and sunset views. The newly released Bravo TV show "Real Estate Wars" features two teams that compete for business in the Orange County area of Southern California. The two teams are lead by John McMonigle and Jo Jo Watson in which they often fiercely go after the same seller who wants to sell a home here by the beach.  One of the properties featured was a luxury Newport Beach home located directly on the sand in the Balboa Peninsula area.  This appeared in Season 1, episode 2 where Jo Jo's Team member Kylie Mccullough secures an ocean front beach home and lists it for $10,800,000.  The agreement of the listing was based on Kylie finding two side by side properties on the beach as the replacement property.  The home officially went on the market last summer on July 18th,

Balboa Island is well known for it's historic homes located on the small island in the city of Newport Beach.  Many of these homes were built in the early turn of the century with an emphasis of homes built in the 1920's and 1930's.  Most of the island has been developed with very few vacant lots available.  That's why it's very stocking to see new construction homes come on the market here.  A new listing has just come on the market that fits that profile and was newly built in 2017.  It features a total of 4 bedrooms, one and three half baths with 2,318 square feet of living space.  Lot sizes on Balboa Island are very small as this one spans 2,550 square feet.  Most of the homes here are linear with this home offering three levels of living space.

One of our most common requested properties are the homes located in the Lido Peninsula community.  For those not familiar with Newport Beach you can easily understand the attraction, living in Newport Beach by the water for often times under $400,000.  So what's the catch?  First, these home are manufactured homes and not a traditional single family residence.  The homes are also located on lease land which many don't understand including local real estate agents.  The most common question we get is wanting to get more information on the lease land.  This is our understanding of how this is set up but we always encourage you to consult with the management company for exact details on the lease.

One of the newest communities in Newport Beach is the waterfront complex known as Vue.  Located at the beginning of the Balboa Peninsula is a collection of waterfront condos that overlook the Newport Bay and the Lido Peninsula.  The residential site plan calls for a total of 27 luxury condos with 16 water front view units with the remainder of the units located facing the street with some views of the Pacific Ocean.  The condos in the Phase I release currently range from 2 to 3 bedrooms and from 1,762 to 2,161 square feet with all units ranging from 1,750 to 3,050 square feet.
