The beach town of Newport Beach in Orange County, California offers a multiple number of tiny houses for sale.  Dating back 100 years ago, Newport Beach was the perfect place to own a small vacation home for those who lived in the bigger cities like Los Angeles, Phoenix and San Francisco.  These vacation homes were simply built an often offer one to two bedrooms and less than one thousand square feet.  The highest concentration of these homes can be found in the Balboa Peninsula neighborhood where many of these historic homes still exist.  However, the trend is to buy these older homes, tear them down and then build a larger brand new construction home.  Real Estate prices in this area for a tiny house currently starts at just under $1 Million dollars.

There are several condo communities that are located within walking distance to Hoag Hospital in Newport Beach that consist of Newport Crest, Villa Balboa and Seawind condos.  In addition to these neighborhoods is the only gated condo community that is located adjacent to Hoag Hospital is the gated community of Versailles.  The Versailles is an iconic complex in Newport Heights that dates back to 1971 when the home builder developed this condo community.

Beyond the traditional ways of buying a home where you make an offer, get it accepted, close escrow and then move into a home is the Life Estate.  A Life Estate is a legally binding contract that allows the current owner to live in the house even after the property is sold.  This turns to be a good deal for the owner but not such a good deal for the one who is buying the property.  This has recently been made news headlines with the sale of the Playboy Mansion in Los Angeles where the current owner, Hugh Heffner, wishes to stay in the house until he dies.
