One of the newest & most exiting communities in Newport Beach is the Lido Villas community.  Anyone familiar with the Lido area of Newport Beach understands this is prime real estate next to the Newport Bay and the Lido Village filled with quaint shopping, restaurants and it's own historic theater.  The Lido Villas builder has elected to build 23 luxury townhouses near the water with current real estate prices starting just under $2 million dollars for a two bedroom, two and a half bath townhouse with 1,870 square feet.

Many of the townhouses located here feature 3 levels of living space with roof top decks to take in the great views.  The architect for these homes did a great job creating a cohesive open floor plan that joins the various rooms

Bayside Village arguably has one of the best locations in Newport Beach and features 272 homes next to the back bay waters of the Newport Bay.  You know you have a great location when car dealers like Bentley, Rolls Royce and Porsche are just steps away.  There is also one of the most exclusive water front gated communities within steps of this community called Linda Isle.  Needless to say this is considered a prime area of Newport Beach which makes it skeptical that at some point the one entity who owns the land may sell to a developer due to the high land value. We have put a call into the park office to get further details on how the land lease works.  We are still waiting for a call back but after talking with several agents who have listings in this

Newport Crest is one of the top choices for condo buyers looking to live near the ocean in Newport Beach.  The community has a prime a location with some units offering beautiful ocean views.  We get a lot of calls from buyers and renters looking to live in Newport Crest and want to know the pet policy.  This is normally set by the homeowners association and subject to change.  After speaking with the homeowners association it was confirmed that pets are allowed here.  There are certain rules and regulations that have been set by the association which I will cover next.

We get requests from clients who are looking to buy a condo in the Newport Beach area and that are looking for a unit that has a private elevator.  For the most part, these are hard to find since most of the condo buildings in Newport Beach have community elevators for everyone to use.  Only a few select buildings offer private elevators that go directly up to the individual unit.  If you know where to look and have the money to spend then we recommend the following buildings.

One of the benefits of being a real estate agent is getting exclusive viewings of the latest homes and condos to come on the market in Newport Beach.  Not all properties are but on this caravan open house but the large majority of brand new listings like to get this added exposure to qualified agents who may have clients looking for a particular type of property.  Broker Preview in Newport Beach happens every Friday from 11:00am to 2:00pm and often includes refreshments of food and drinks to entice the agents to come to their listing.

One of the most popular to find a rental property in Newport Beach is the Villa Point community.  Besides located in a secure gated community is being located one of the best locations in Newport just minutes to Balboa Island and Fashion Island shopping center.   The large majority of rental properties located here are long term rentals, which is typically a 12 month rental.  Doing a quick search of this community we did find one vacation rental property that is rented as a month to month rental with a one month rental period.  Of course, during the summer months expect seasonal summer rates to apply which normally means that rental rates go up from the months of June, July & August.

The city of Newport Beach is filled with many luxury homes and condos that occupy some of the most expensive land in all of Southern California.  Due to the high cost of land many of these homes are limited on building square footage and don't have the necessary space for a guest casita.  There are a few places that we recommend starting your search that do have homes with a guest casita that has it's own entrance.

Beacon Bay is one of the premier bay front communities in Newport Beach with many homes located near a sandy beach that's located in this upscale neighborhood.  One thing that many don't realize is that homes in this community are under lease land.  Beacon Bay is an area that is included in the city of Newport Beach Tidelands which requires the new owner of the property to sign a 50 year lease of the land with the city. One of the premier locations for buying in a mobile home Park in Newport Beach is the Cannery Village Mobile Home Park.  The guard gated community has a lot to offer with affordable real estate prices for detached homes near the Newport Bay.  One thing to consider when buying in the Cannery Village is that many of the land lease are set to expire in the year 2032.  Each property tends to have a different land lease expiration dates and amounts so it's important to check with your local real estate agent on the exact price and terms on any given property.  Upon looking at the listings here, one available home for sale at 700 Lido Park Drive #34 has a monthly fee of $2,428.00 per month.  Other homes that have been on the market have had fee's of 2026.20,
