One of the newest communities in Newport Beach is the waterfront complex known as Vue.  Located at the beginning of the Balboa Peninsula is a collection of waterfront condos that overlook the Newport Bay and the Lido Peninsula.  The residential site plan calls for a total of 27 luxury condos with 16 water front view units with the remainder of the units located facing the street with some views of the Pacific Ocean.  The condos in the Phase I release currently range from 2 to 3 bedrooms and from 1,762 to 2,161 square feet with all units ranging from 1,750 to 3,050 square feet. Newport Beach is a very affluent area with a wide variety of luxury gated and water front communities.  When it comes to senior communities that cater to those older than 55 years of age there is only one place to look, a neighborhood called The Terraces.  This neighborhood is located in Corona Del Mar, a small subdivision in the city of Newport Beach that is specifically for senior residents.  Driving by the Terraces you would never know that it's a special community.  It blends in well with the surrounding homes and has a Cape Cod style architecture.  The homes themselves were built about 30 years ago and offer two story floorpans with attached garages.  Many worry about climbing stairs but many floor plans offer a main floor master bedroom, living room

There are several condo communities that are located within walking distance to Hoag Hospital in Newport Beach that consist of Newport Crest, Villa Balboa and Seawind condos.  In addition to these neighborhoods is the only gated condo community that is located adjacent to Hoag Hospital is the gated community of Versailles.  The Versailles is an iconic complex in Newport Heights that dates back to 1971 when the home builder developed this condo community.

The Wedge is one of the most famous surf breaks in Southern California and is located at the very tip of the Balboa Peninsula.  On a calm day it's hard to imagine where this surf break is located as it's located right next to the channel where boats leave the Newport Bay and head out to the Pacific Ocean.  When the surf gets big the waves crash right on the beach which gives this a unique feature.  Most surf breaks are located further out and crash over reefs located under the sea level.  The homes surrounding this area are commonly referred to as the Balboa Peninsula Point area and tend to be some of the most expensive homes on the Peninsula.  This is one of the first built neighborhoods in Newport Beach with homes dating back to the early 1900's.  Many

The Echo 56 tract is one of the newest neighborhoods in the city of Newport Beach which offers luxury attached homes with three floor plans to choose from.  The biggest selling point for this community is the prime location that's just steps to the sandy beach.  Seashore Drive is a prominent street on the north side of Newport Beach that has it's own unique style and personality.  It's much different than other parts of Newport Beach and has a true east coast beach feel to it.  Many of the homes are located close together but celebrate the very close proximity to living by the beach.  Homes in Echo 56 were first available last year and currently offer a few select properties for sale.

The Bayside Village community in Newport Beach is a collection of manufactured homes that are located near the water and offers some of the lowest real estate prices in this upscale beach town.  The location is really easy to find since it's located off Pacific Coast Highway, near the gated community of Linda Isle and across the street from the Bentley and Porsche auto dealerships.  Starting back in 1960, a small section of land near the Newport Beach back bay area was designated for this community.  Over the years many newer construction homes have been constructed here and offer resort style living for often under $350,000.

Beyond the traditional ways of buying a home where you make an offer, get it accepted, close escrow and then move into a home is the Life Estate.  A Life Estate is a legally binding contract that allows the current owner to live in the house even after the property is sold.  This turns to be a good deal for the owner but not such a good deal for the one who is buying the property.  This has recently been made news headlines with the sale of the Playboy Mansion in Los Angeles where the current owner, Hugh Heffner, wishes to stay in the house until he dies.
